Negotiating A Home's Selling Price

There's more than a semantic difference between the "asking price" and "selling price". Inventory levels in the Sarasota area are stabilizing. That's good news for the local economy, and, it's good news for both sellers and buyers--creating more parity. Homes are selling for closer to their asking price over the past few months.

What that means is it's no longer purely a buyer's market. But that certainly doesn't mean a deal can't be had. A real estate transaction is just that, a transaction. It's also one that isn't set in stone. Sellers put their homes on the market for various reasons. Some do because of a chance to relocate for better pay. Others need more or less space. Some sell to buy in a specific school zone. While still others sell a home that's been left to them in an estate.

All of these are motivations and a buyer who can tap into that source can negotiate the selling price.

Thinking about the Seller's Perspective

Buying a home involves a lot of emotion, and so does selling one. If you're buying a home from an individual or family, you're buying their home. In other words, to the seller, you're getting all the wonderful memories,... read article

Advantages Of Living In A Master Planned Community

Purchasing a home is often the largest investment an individual or couple will make. There are many considerations when buying a property, from its type, be it single family, a townhome, or a condo, to its layout and floor plan, to its location, and finally, the price. Of course, the "sticker price" is actually an asking price, which means there's usually room to negotiate. However, that's about the only thing that the home buyer has any real say.

The location is what it is; and, it won't change. Well, that's not entirely true, the surrounding neighborhood could change--for the worse. What's more, the property type won't change either. When a person or couple buys a condo or townhome, those dwellings remain a condo or a townhouse. Finally, unless it's a single family residence, chances are excellent that it can't be remodeled to add another story, put in a room addition, or make other like improvements.

Which means the solution to most of these conundrums is a master planned community. Unlike traditional neighborhoods, these areas are designed in their entirety before the first shovel is sunk into the ground. And that makes them ideal.

Why the Master Planned Community is Different

In the past, neighborhoods... read article
